Overview

Greece’s Golden Visa grants a five-year residence permit to non-EU nationals who complete a qualifying investment, most often in Greek real estate. The rules now follow Law 5100/2024: the amount depends on where the property sits and on the type of building.

There is no minimum stay to keep the permit. The family travels with the investor. After seven years of legal residence, Greek citizenship may be requested under the ordinary nationality rules.

The purchase is completed first. The residence file is then filed with the Ministry of Migration and Asylum.

Investment options

The real-estate route is the one most families use. Thresholds are set by zone and by the nature of the building. A single property must meet the amount; smaller units cannot be added together.

High-demand zone — €800,000

  • Attica, including Athens and Piraeus; greater Thessaloniki; Mykonos; Santorini; islands with more than 3,100 residents.
  • One property of at least 120 m².

Rest of Greece — €400,000

  • All other regions, including most of the Peloponnese, much of Crete, and the smaller islands.
  • One property of at least 120 m².

Conversion or listed building — €250,000

  • A change of use from commercial to residential, completed before the file is submitted; or the restoration of a listed building.
  • Available in any region, including Athens, where the legal conditions are met.

Investment fund — from €350,000

  • A subscription in a qualifying Greek fund, where the investor prefers not to hold a single property.
